60 Days or Free60 Days or FREE Certificate WHEREAS The Jeff Schabel Home Selling Team and the seller at: Have entered into a Multiple Listing Agreement dated the day of in the year , to list and sell the property at the address above the for listing price of $ . NOW THEREFORE in consideration of the parties having engaged into the above-referenced Multiple Listing Agreement, the parties hereto agree as follows: 1) In this agreement, The Jeff Schabel Home Selling Team guarantees that if your home is not sold within the first sixty (60) days of listing, at the minimum sale price of $ , that they will continue to market your home for an additional sixty (60) days and not charge you any commission whatsoever with respect to the listing portion of the commission. However, the seller will be responsible for the selling portion of the commission (3.5%) payable to the agent/company that brings the buyer. 2) At ALL times during the listing period, the seller acknowledges that he/she will be responsible for the selling broker’s portion of the commission regardless of what company originates the offer. 3) The seller has signed a four-month listing agreement. 4) The listed price is set at a mutually agreed market value determined on the basis of market conditions and comparable homes. 5) For the purpose of the agreement, the seller(s) agree(s) to permit sales representative reasonable access to the property on a daily basis in order to show the property to prospective purchasers. 6) If the seller receives an offer at or above the guaranteed sale price within the first sixty (60) day period, and the seller rejects said offer, then this agreement is null and void.
